Urban regeneration and gentrification are not the same thing, but the two are often confused, and policies of gentrification are frequently disguised as urban regeneration. So what is the difference between them, and why is gentrification so damaging?

Urban regeneration refers to policies and practices designed to deal with problems such as urban decline and decay. This type of policy is usually designed in an integrated way to tackle social, economic and environmental issues together. The end goal is improvement in the physical, economic, social and environmental condition of an area.
